​Hardwood floors are meant to last, and that means they need to be taken care of over the years. Refinishing is a good way to do this, but it’s an involved process that requires time and experience. The first step, at least, is relatively easy, and that is to clear the floor. Rugs and furniture need to be removed, and any nails that stick out need to be hammered down flat. If the room is carpeted and you’re looking to utilize the wooden floor below, the carpet will have to be removed as well. The floor should then be cleaned and any vents covered.

There are different types of finish that can be applied, and they all have their quirks and risks. What Type of Refinishing is Best?

​As we mentioned earlier, there are a couple of different finishes that can be applied to a hardwood floor. What finish is used depends on your hardwood floor refinishing needs, and we are trained in all of them.
 
There are two main types of finish for hardwood, and both are polyurethane based. Much like paint, the main division is over water based or oil based. Water based dried quickly, which can make even coats on large floors tricky. Oil based takes longer to dry but exudes harmful fumes, which means proper protective gear is required. Protective gear is always a good idea when working with chemicals, dust, and large machines, of course.

Much like the two types of finish dry at different speeds, they also last differently. Oil based finishes will last longer than water based, making them ideal for floors that get a lot of use and wear. Oil based finish generally takes an entire day to fully dry, so for a multi-finish floor three days of drying total is essential. This timeframe is separate from all that sanding mentioned earlier.

Telling the difference isn’t as easy as you might think, because wood is tricky like that. A hardwood floor can collect dust like nobody’s business, and all that dust tends to get ground into the surface over the years. This creates a bunch of minor dings and scratches that basically imbed the dust and debris. The result is an incredibly dingy look.  As for how often you need to worry about having a wooden floor refinished, generally every seven to ten years is advised, but honestly you can go decades without refinishing. So if it’s been a while and your floor is looking dingy, it may be time for a refinish. Since hardwood floors can be refinished six or seven times in total, taking care of your floor so you don’t have to replace it is a good investment. If, after several decades a refinish doesn’t do the job, or humidity and moisture have warped the floor too much, then replacement might be needed.
